"Every home at The Estates at NOMAR ships with the same standard feature package regardless of which of the ten floor plans you choose, plus two memberships that aren't typical of most new-construction communities: The Cove Club and Equinox.

The two included memberships

This is the feature that sets NOMAR apart from most new construction in the area. Every homeowner gets a complimentary membership to The Cove Club, a private waterfront social club on the Intracoastal with a resort-style pool, a private beach, dining, and dock access for residents who arrive by boat. Separately, every home includes a membership to Equinox, the fitness and wellness brand, with the closest location at Rosemary Square, a few miles south of NOMAR. Together these two memberships function as built-in amenities the community itself doesn't need to build and maintain on-site.

Kitchen and appliances

Kitchens come with Level 2 quartz countertops, 42-inch frameless upper cabinets with full overlay doors, and a Wolf and Sub-Zero appliance package: a 42-inch Sub-Zero side-by-side refrigerator, a Wolf 5-burner gas cooktop with a Wolf built-in oven underneath, a second Wolf built-in oven with microwave above, and a Cove dishwasher. A Moen faucet and rectangular undermount sink round out the package.

Bathrooms

Primary bathrooms get Level 2 quartz countertops, a frameless tempered-glass shower enclosure, a freestanding soaking tub (per plan), and a Toto one-piece toilet. Secondary bathrooms use Level 1 quartz with the same frameless glass shower standard and a Toto two-piece toilet.

Flooring and interior

Living areas -- foyer, living room, dining room, family/great room, kitchen and laundry -- get 24-by-24 porcelain tile. Bedrooms, dens, second-floor hallways and lofts get engineered wood flooring. Interior doors follow a Shaker-style millwork package, and stairs (on the two-story plans) use a handcrafted wood rail system with engineered wood treads.

Exterior and hurricane resistance

Every window and exterior door is impact-resistant aluminum with Low-E insulated glass, engineered to South Florida wind-load standards -- including the garage door, which has impact-rated top lites. Roofs use flat concrete tile (per plan). Homes come with a paver driveway, walkway, covered entry and patio, a whole-house gutter system, a 6-foot vinyl rear fence, and a fully sodded, irrigated lot.

Smart home

Standard smart features include a wireless alarm system with contacts on every operable window and door, a smart video doorbell, two exterior cameras at the front of the home, a MyQ smart garage opener with its own camera and battery backup, and a Schlage Z-Wave smart front door lock.

The warranty

Florida requires every new home built in the state to carry a one-year workmanship warranty as of July 2025, and GL Homes backs its homes with a ten-year structural warranty on top of that state minimum -- documented in the paperwork buyers receive at closing. The exact coverage window for systems like electrical, plumbing and HVAC is set out in GL Homes' own warranty booklet; ask your sales consultant for the specifics at contract, since it isn't published on the public website.

Why the club memberships matter for the math

When you're comparing The Estates at NOMAR's starting price against other new construction, it's worth factoring in what the club memberships would otherwise cost. A private waterfront social club membership and an Equinox membership each typically carry their own initiation and monthly costs when purchased separately -- here, both come bundled with the home itself rather than as an ongoing decision you have to make later.

A note on structural options

Beyond the standard package described above, GL Homes offers an interactive options tool for buyers who want to personalize a home before it's built -- things like the den-to-bedroom conversion available on several plans, or upgraded finish selections within the standard categories. Ask what's still open to change on any specific homesite, since the window for structural changes narrows as construction progresses.

Where to verify any of this yourself

Every feature described here comes from GL Homes' own published standard features list for this community, current as of this writing. Builder specifications can change between phases of a community's construction, so it's worth confirming the current standard package for the specific home and release phase you're considering, particularly if you're comparing a home under construction now against one released earlier.

How this compares to older Palm Beach County construction

Homes built even ten or fifteen years ago in this part of Florida rarely came standard with the level of impact-resistant glazing, smart-home integration or appliance-brand tier described here -- most of it would have been a paid upgrade, if it was offered at all. That gap is worth keeping in mind when comparing a new-construction price against an older resale home's asking price; the standard package itself represents real value that isn't always obvious from a listing sheet alone.

Design center and personalization

Beyond the standard package, most GL Homes buyers go through a design center process to select finishes within the included categories -- cabinet color, quartz slab pattern, flooring options -- and to add any structural options still available on their specific home. That process typically happens early in the build timeline, so it's worth asking when your design center appointment would be scheduled if you're actively considering a purchase.

Comparing this package to a typical production builder

Buyers coming from a national production-builder background sometimes assume ""standard features"" means base-grade fixtures with a long list of paid upgrades to get to what's described here. That's not the case at The Estates at NOMAR -- the Wolf and Sub-Zero appliance package, quartz throughout, and impact-resistant construction described above are all standard on every home, not an upgrade tier. It's worth asking any builder you're comparing what's genuinely standard versus what requires an upgrade before assuming two ""included features"" lists are describing the same thing.

Ask before you assume

Standard feature packages can and do get refreshed as a builder moves through a community's construction phases. If you're comparing a home currently under construction against the description here, confirm the current package with your sales consultant rather than assuming it's identical.
